When you decide to move home, the process can often be complex and quite challenging. In order to give you the best chance of a hassle-free move, we have put together a move-in checklist for you to review.

The Checklist – Moving In
Congratulations. If you are reading this, then you have decided to move home and may have already been approved to rent one of our homes.
Security Deposit and Initial Rent Payment
On the day you sign the lease, you will be expected to pay a security deposit, your first months rent, and any other fees that are due to be paid. You can quickly and easily confirm the amount that will be expected with our property management team in advance of this date.
Inspection and Move-In Date
Once you have signed the lease, we will then confirm and set your moving in date and agree a time and place
Setting Up Utilities
Once you have moved into or taken possession of the property, you are required to contact all utility accounts and change the name on those accounts over to yours. It is essential you take care of this immediately to ensure you avoid any outages or issues.
The Checklist – Moving Out
If you have decided to vacate your property and have given notice of your intention to leave, you will find the information contained below useful in guiding you through the process and helping you to understand what is expected.
Every lease will have slightly different features, so it is important to check your tenancy documents clearly. If you decide you want to terminate your tenancy, you will need to provide written notice of your intent to vacate the property. Always check the exact terms of your individual rental agreement carefully to ensure you are fully aware of any associated fees or other important information.
The Condition of the Property
Prior to returning the key, you will need to make sure that the condition of the property is as you found it originally. Some of the most important elements of this are listed below.
External Areas – Make sure that your outside area and any landscaping is taken care of. Weeding the gardens and mowing the lawn are two things that absolutely need to be done as a minimum.
Cleaning – Make sure you are giving the property a thorough clean. You want it to be ready for others to move in and it needs to be meticulously cleaned.
Repairs – If any damage has occurred throughout your rental, this will need to be corrected and put right. If you put any pictures on the walls, then any holes will need to be covered to ensure you are leaving the property exactly as you first found it.
Your Security Deposit
Payment of a security deposit is made in order to cover the costs of any damage that may occur during your tenancy. It is not there to be used as your final month’s rent. Rent that is due will need to make promptly in order to avoid any type of action and additional fees.
If any damage is identified during the inspection or after you vacate the premises, the repairs will be scheduled with the Pinnacle Property Services vendor team. Any costs and expenses will then be taken out of the deposit before the remaining funds are deposited back to you.
It is always our aim to provide such services quickly. However, please be aware that the inspection and any associated repairs may take additional time if required.
